Moving Into a Rented Flat in Dehradun: What to Sort Before the Truck Arrives
Half the problems in a rented move happen because something was not checked before the furniture went in. Here is the list, in order.
Once your furniture is in a flat, your leverage is gone. Anything you noticed too late — a leaking geyser, a meter reading that does not match, a society rule nobody mentioned — becomes your problem to negotiate from a weak position. Almost all of it is avoidable with an hour's work beforehand.
Before you sign
Get the agreement registered
An eleven-month agreement on plain paper is common in Dehradun and is worth much less than people assume if a dispute reaches a court. Registration costs relatively little and makes the document actually enforceable.
Read what the deposit covers
Two to three months' rent is typical here. What matters is the wording on deductions: "normal wear and tear" excluded is standard and fair; "any repairs required at vacating" is not, and you should ask for it changed.
Check who pays the maintenance
In society flats this is often several thousand rupees a month and it is not always clear from the rent figure. Ask specifically, and ask whether it is due monthly or quarterly.
Before the truck arrives
Confirm the society's move-in rules
Most gated societies in Dehradun — along GMS Road, Sahastradhara Road and the newer Raipur developments — require a gate pass, a lift booking slot, and sometimes a refundable deposit against damage to the common areas. A few restrict moving to particular days or hours entirely.
Tell your mover the society name at booking and this gets handled in advance. Turning up with a loaded truck and no gate pass is a guaranteed two-hour wait.
Measure the lift
Internal width, depth and door height. A three-seater sofa, a king mattress and a double-door fridge are the three things that most commonly do not fit, and knowing beforehand means we plan a stair carry instead of discovering it in the lobby.
Photograph everything, with the date on
Every room, every wall, the bathroom fittings, the kitchen platform, the inside of every cupboard, and any existing damage. This single step is what settles a deposit dispute eleven months later, and it takes fifteen minutes.
Take the meter readings
Electricity and water, photographed, with the landlord present if possible. Note them on the handover sheet.
Test what you cannot see
Run every tap and check the drainage. Fill the washing machine point. Switch on the geyser and wait — Dehradun's hard water is unkind to geysers and a slow one is a sign of scale. Check every socket with a phone charger. Try every key in every lock, including the terrace and the meter box.
Things specific to Dehradun
- Water supply timing. Many areas get municipal supply on a schedule rather than continuously. Ask what the hours are and whether the flat has its own tank.
- Monsoon damp. Look at the ceiling corners and the outer walls of the top-floor flats. Old water stains are the honest indicator, and August is when you find out.
- Parking. In older colonies like Nehru Colony, Karanpur and Race Course, the lane parking situation is not obvious from a daytime visit. Go back in the evening.
- Power backup. Ask whether the society generator covers the flat or only the common areas.
On the day
Protect the floors before anything comes in, especially in a flat with new tiles or marble — damage caused during your move-in comes out of your deposit. We lay floor protection as standard, but say so if the flooring is new and we will be more careful still.
