Getting Your Security Deposit Back
Two to three months' rent is worth an afternoon of preparation. Here is what gets deducted, what should not be, and how to prove it.
A security deposit in Dehradun is usually two to three months' rent. Losing a chunk of it to deductions you could have prevented is one of the more avoidable costs of moving, and it almost always comes down to evidence.
Give notice in writing
Whatever the agreement says — usually one or two months. Send it on WhatsApp or email as well as verbally, so there is a timestamp. Verbal notice that the landlord later disputes is a common way to lose a month's rent.
What landlords legitimately deduct for
- Unpaid rent or maintenance
- Unpaid electricity and water bills up to the vacating date
- Damage beyond normal wear — holes in walls, broken fittings, cracked tiles, burnt kitchen platform
- Missing items from a furnished let
- Professional cleaning, if the flat is left genuinely dirty
What is normal wear and tear, and should not be deducted
- Faded or slightly marked paint after a year of occupancy
- Minor scuffs on flooring from furniture
- Nail holes from ordinary picture hanging — though filling them yourself is cheap goodwill
- Worn taps, fittings and switches that simply aged
- Appliance failures that were not your doing
If a landlord proposes deducting for full repainting after a year's tenancy, that is repainting the flat for the next tenant at your expense, and it is worth saying so politely and in writing.
The sequence that works
- Two weeks out: re-read the agreement and note the exact deposit terms and notice period.
- One week out: fix the small things yourself. Fill nail holes, replace blown bulbs and broken switches, get a leaking tap washer changed. All of it costs a fraction of what it will be deducted at.
- Day before: settle every utility bill and get the receipts. Ask the electricity board for a final reading and a no-dues certificate — this is what actually releases the deposit, and chasing it from another city later is miserable.
- After the truck leaves: clean properly. Kitchen platform, bathroom, inside cupboards, fans, windows. A flat handed over clean sets the tone for the whole conversation.
- Then photograph everything again, empty, with the date visible, and take the final meter readings.
- Do the walk-through with the landlord present. Both of you, in the empty flat, agreeing on the state of it. Get the deposit-return terms in writing before you hand over the keys.
The single thing that decides most disputes
The photographs you took the day you moved in. Without them it is your word against your landlord's about whether that stain was already there. With them it is a thirty-second conversation. If you are moving in somewhere new this week, take them.
If the deposit is not returned
Ask in writing for an itemised statement of deductions. Most landlords who were planning to be vague become reasonable when asked to write the deductions down. If that fails, a registered rent agreement is what gives you somewhere to go — which is the argument for registering it in the first place.
